JOB DESCRIPTIONS
Site Selection & Market Research
- Market Mapping: Research market trends, shopper demographics, and catchment areas to support management in strategic expansion decisions
- Site Feasibility: Gather data on potential store locations, analysing footfall traffic patterns and conducting competitor analysis
- Commercial Negotiation: Leverage market understanding to negotiate favourable lease and commercial terms for new potential sites
- Management Reporting: Compile comprehensive site selection and competitive intelligence reports to guide local management and Japan HQ in high-stakes decision-making
Project Budgeting & CostManagement
- Budget Tracking: Monitor project budgets for all new storedevelopments, meticulously tracking expenses to identify discrepancies or potential cost overruns
- Financial Reporting: Prepare regular updates and analytical reports on project costs and the financial status of ongoing fit-outs for analysis and decision-making
- Payment Processing: Ensure that payments for supplies and services are processed efficiently and in accordance with company policies
Vendor Sourcing & Procurement
- Supplier Research: Identify and research potential suppliers for materials needed for store development, including furniture, fixtures, and retail equipment
- Sourcing & Quotes: Obtain, evaluate, and compare quotes from multiple vendors to balance product quality with cost-efficiency
- Purchase Orders: Process purchase orders accurately and maintain organised cost-related documentation
Contract Administration &Contractor Liaison
- Vendor Management: Serve as the primary point of contact for suppliers, contractors, and other third-party vendors, coordinating communication to ensure timely execution
- Contract Tracking: Organise and track all vendor and contractor agreements, ensuring strict adherence to deliverables and contract terms
- Renewals & Compliance: Monitor contract and lease expirationdates, assisting in renewing or renegotiating terms as necessary
JOB REQUIREMENTS
- Min. Diploma/Degree in Business Administration, Real Estate, Retail Management, or a related field
- Proven experience in business development, retail expansion, leasing, or site selection, with a strong understanding of the Singapore shopping mall ecosystem
- Commercially driven with strong negotiation skills and the ability to secure favourable terms
- Solid analytical and financial acumen, capable of evaluating project costs, managing budgets, and assessing site feasibility
- Experience handling vendor relations, procurement, and third-party contractor management
- Excellent communication and organisational skills, with the ability to synthesise data and present clear reports to Senior Management and overseas headquarters
- Highly proactive, detail-oriented, and able to manage multiple store development projects simultaneously
