Job Summary
The Facilities Manager oversees and coordinates the work of Maintenance Technicians across multiple client homes and the main office ensuring the timely and effective completion of general maintenance tasks in areas such as plumbing, carpentry, painting, and electrical. This role is responsible for building, leading and supporting a high- performing maintenance team, assigning work tickets, monitoring safety compliance, maintaining quality standards, and ensuring technicians deliver high levels of customer service. The Facilities Manager will do scheduling, including on-call rotations for evenings, holidays, and weekends, and serve as the point of escalation for complex repair issues. A successful Facilities Manager will have strong leadership skills, technical knowledge, ability to prioritize work, and be an exceptional communicator.

Key Responsibilities
- Build, develop, and lead a high-performing facilities team; train, mentor, and support maintenance technicians by providing technical guidance, knowledge sharing, performance feedback, and professional development opportunities that promote skill enhancement and career growth. Oversee the achievement of departmental outcomes and provide actionable feedback and solutions.
- Assist maintenance technicians with project planning, time management, resources, and client interactions.
- Manage the assignment of work tickets by priority, aging, complexity, and technician skill set; monitor workflow to ensure timely completion of all assigned work, respond immediately to emergency and safety-related issues, and proactively address delays, resource constraints, and barriers to service delivery.
- Maintain a hands-on working manager role by dedicating at least 50% of time to field operations and hands-on maintenance activities. Personally, completing work tickets, repairs, inspections, environmental reviews, and projects as needed while balancing supervisory responsibilities to ensure timely service delivery, quality workmanship and efficient team performance.
- Supervise various levels of maintenance and repair in a variety of fields to include but not limited to HVAC repairs and installation, appliance repairs and installation, complete remodels, flooring installation, interior and exterior wiring repairs and replacement, drywall repairs and installation, and water heater repairs and installation (gas, electric, and tankless).
- Manage home repair projects and ensure accountability, cost management, expectations, and clarity for landlords and Emmaus regarding responsible parties for repair expenses. Oversee and support on-call/after hour needs by ensuring equitable distribution of after-hours responsibilities, providing backup support as necessary, responding to escalated emergencies, and fostering a team-oriented approach to meeting operational needs.
- Confirm structural assessments of client homes and safe operating conditions.
- Escalate project delays, equipment malfunctions, emergencies, or urgent issues.
- Complete scheduling for projects, inspections, external contractors, and the maintenance of facility equipment; inspect to ensure satisfactory completion.
- Provide technical expertise and leadership in renovations, new construction, and modifications to existing facilities.
- Ensure all vendor work meets established benchmarks for quality, reliability, responsiveness, and cost-effectiveness and remediation plans are established for those who do not.
- Perform all duties in a safe and effective manner.
- Properly document and communicate in-progress or completed assignments.
- Communicate with stakeholders about issues, resolutions, timelines, and expected outcomes.
- Collaborate on projects across departments when necessary.
