Real Estate Overview
KKR Real Estate was founded in 2011 on the belief that a dedicated real estate team with access to KKR's global investment platform could create differentiated deal flow and compelling risk-adjusted returns for investors. Position Description & Responsibilities
KKR Japan seeks to recruit a highly motivated professional for a Real Estate Analyst / Associate role. The candidate will be actively involved across the full investment lifecycle — sourcing, underwriting, execution, and asset management — with a focus on Japan.
Investment Evaluation & Execution
- Lead evaluation of investment opportunities across asset classes and transaction structures in Japan
- Build and own financial models; conduct detailed underwriting and risk analysis
- Prepare investment memoranda and present to internal investment committees
- Lead due diligence, deal structuring, and negotiation of transaction terms
- Review and negotiate key legal documentation including purchase agreements, loan agreements, and JV structures
Sourcing
- Develop investment themes and drive pipeline generation across target sectors including logistics, office, multifamily, hospitality, and data centers
- Build and maintain active relationships with brokers, developers, corporate advisors, and other market participants
- Work closely with KKR's Private Equity, Infrastructure, and Credit teams to identify and execute real estate opportunities arising from corporate carve-outs, balance sheet restructurings, and activist-driven asset disposals
Asset Management
- Lead execution of business plans post-investment, including leasing strategy, capital expenditure programs, and financing optimization
- Drive value creation initiatives and manage exit processes including broker selection and buyer qualification
- Work closely with KJRM, KKR's dedicated real estate asset management platform in Japan, to manage assets and drive performance across the portfolio
- Oversee investor reporting for relevant portfolio assets
Qualifications
- 3–5 years of experience in investment banking or private equity investing; real estate experience is not required
- Strong analytical and financial modeling skills; ability to lead complex underwriting independently
- Excellent written and verbal communication abilities
- High attention to detail, strong work ethic, and sound investment judgment
- Ability to lead and collaborate effectively in a fast-paced, deal-driven environment
- Full professional fluency in Japanese and English required
